Andium Homes will shortly be starting the design and consultation process for the regeneration of a major development site in the North of Town.
We have concluded negotiations with the States which owns part of the former Ann Court site on land surrounded by Providence Street, Ann Street, Charles Street and Ann Place. This key area of St Helier was identified in the North of Town Master Plan as having the potential for the development of a minimum of 140 new affordable homes.
A Ministerial Decision signed by the Treasury and Resources Minister today started the process that will transfer the States land to Andium Homes and allow us to undertake the development of the site.
We are proposing to construct a high quality residential scheme which together with providing sustainable and adaptable life-long homes will also include appropriate levels of residents parking and in collaboration with Transport & Technical Services, a public car park which will focus on providing 137 short stay shopper parking spaces.
The only part of the Ann Court site which had not historically been occupied by social housing and was not already in the ownership of either Andium Homes or the States was Toddy’s Bar. It became clear to us that the only way of maximizing the development potential and, in particular providing the public car parking, was to have control of the whole of the site. Therefore in February this year the Board of Andium Homes decided to acquire Toddy’s Bar from the owners, Randalls.
By engaging with residents in the area and all key stakeholders including the Connetable of St Helier, St Helier Deputies and Parish Officials we will ensure that the development provides a real springboard to additional regeneration initiatives which will further enhance the north of town.
Ian Gallichan Chief Executive of Andium Homes said “We are delighted that the States have entrusted us with this important regeneration project. There are obvious benefits which will be derived from such a major development, not only in terms of the economy and the regeneration of town but also, by adding more homes to our already significant portfolio. We intend to start work on this important project quickly and would expect to be on site in 2017.”
Andium Homes already owns significant sites in the area such as Liberation Court and Ann Place Mews, as well as some homes in Providence Street and Ann Street. We are also refurbishing 32 homes in the De Quetteville Court high rise building and developing 23 new homes at Brooklyn Court on the corner of Ann Street and Charles Street.
